How to Conduct a Property Security Walk-Through

You do not need to be a security professional to spot basic vulnerabilities on your property. A systematic walk-through, done monthly, can identify issues that would otherwise go unnoticed until something goes wrong. Here is how to conduct one effectively.

Start With the Perimeter

Walk the entire property boundary. Look for fencing gaps, damage, or sections where vegetation has created concealment. Check gates that do not latch properly or locks that are damaged. Note signage that is missing, faded, or obscured. Identify points where landscaping or storage creates hiding spots near the building.

The perimeter is your first security layer. If compromised, everything inside is more vulnerable.

Lighting Audit

Do your walk-through at dusk or after dark. You will see things missed during the day. Look for burned-out fixtures in parking areas, walkways, and building exteriors. Note shadow areas where someone could conceal themselves. Check entrances and exits that are poorly lit. Review camera locations where lighting affects image quality.

Lighting is one of the most cost-effective security improvements you can make. Criminals prefer darkness. Make sure your property does not provide it.

Access Points

Every door, gate, and window providing access to your building needs attention. Do all locks function properly? Are access control systems working, or are there workarounds in place? Do employees prop doors open for convenience, defeating security? Are delivery and vendor entry procedures being followed?

Access control failures are the most common vulnerability we find during security assessments. A single propped door can negate an entire security system.

Camera Coverage Check

If you have a camera system, verify coverage. Are cameras clean and unobstructed? Has new construction, signage, or vegetation created blind spots? Are recording systems functioning and storing footage properly? Do you know how to retrieve footage when needed?

Cameras that do not work or do not cover the right areas create false confidence. Test your system regularly.

Interior Vulnerabilities

Inside the building, look for areas where valuable items are visible from outside. Check server rooms or storage areas with inadequate access controls. Note emergency exits that could be exploited for unauthorized entry. Identify common areas where unauthorized persons could blend in.

Document and Prioritize

Take photos of every issue found. Create a simple list ranked by severity: critical issues needing immediate attention, important issues to address within thirty days, and improvements to plan for the next budget cycle. Share this with your security provider if you have one. They can help prioritize and may identify issues you missed.
