Property Manager's Guide to Evaluating Security Vendors in Memphis

Property managers in Memphis deal with a lot of vendor relationships, and security is one of the most consequential ones. Get it wrong and you're dealing with inconsistent coverage, officer callouts with no backup, and incidents that could have been prevented. Get it right and it runs smoothly in the background, your tenants feel safe, and your incident log stays quiet.

I work on the client relations side of our business, which means I spend a lot of time talking to property managers who are evaluating us alongside other options. I'm going to give you the framework I'd use if I were on your side of the table, because an informed buyer makes better decisions, and better decisions are good for everyone in this industry.

Start with References, Not Proposals

Every security company will send you a polished proposal with impressive language about their capabilities. References are harder to fake. Ask for three to five current client references in Memphis, specifically for properties similar to yours. Apartment complex managers should talk to other apartment complex managers. Retail property owners should talk to other retail clients. The experience varies significantly by property type, and you want references that actually apply to your situation.

When you call those references, ask specific questions. Have they experienced officer callouts? How were they handled? Has turnover on their site been a problem? Have there been any incidents and how did the company respond? How quickly does management return calls? You'll learn more from three specific questions than from a general "how do you like them?"

Evaluate the Supervisory Structure

A security company is only as good as its field supervision. Ask how many field supervisors they have relative to their total officer roster. Ask how often supervisors visit active posts. Ask what the escalation path looks like if an officer on your site has a problem at 3 AM. If supervision is thin, you'll feel that in service quality.

The best companies in Memphis have supervisors who actually show up at client sites unannounced, check on officer alertness, verify post orders are being followed, and communicate findings to clients. Ask if this is part of their standard operating model.

Look at the Contract Carefully

What are the notice periods? What are the termination terms if service quality falls short? Is there a defined performance standard in the contract with remedies if it's not met? Many standard security contracts are written to protect the company rather than the client. If you're signing a long-term agreement, you should understand exactly what your options are if things go sideways.

The Price Conversation

The cheapest security option in Memphis is almost never the best value. There are floor costs to running a legitimate, licensed, insured security operation with properly paid officers. A price that's significantly below market should prompt questions about what's being cut to achieve it. Is licensing current? Is insurance adequate? Are officers being paid enough to stay?

Compare total cost of ownership, not just hourly rates. A company with lower turnover may charge slightly more per hour but cost less in practice because you're not absorbing the cost of constant officer rotation on your property.
